THE SITE

  • The 8.1-hectare site, currently occupied by a large dwelling and several outbuildings forming Dark Hill Farm, has existing vehicle and pedestrian access from Borough Green Road. It lies outside the Ightham Conservation Area and entirely within Flood Zone 1.
The Site
  • The Site is served by an established pedestrian network. A footway on the eastern side of Borough Green Road connects south to Ightham and north to Borough Green village centre. Its location between the two settlements offers good pedestrian links, supported by several nearby Public Rights of Way.
  • Public footpath MR405 along the Site’s southern boundary connects the Site to Borough Green Road and Fen Pond Road, providing pedestrian access to Ightham village centre, local facilities and Borough Green.
  • Borough Green village centre is a 10-minute walk or 3-minute cycle. It offers a range of everyday services and facilities, including convenience stores, cafés, medical practices, a pharmacy, restaurants, schools, shops and employment opportunities. Overall, the Site is sustainably located, with good access to local services, facilities and public transport, as well as opportunities for walking and cycling.
  • The “Walker Place” bus stops are approximately 350m south of the Site’s existing Borough Green Road access, around a four-minute walk away. Both have a flag, pole and timetable information, and are served by routes 221, 222, 308 and 408 to destinations including Wrotham Heath, Tunbridge Wells, West Kingsdown and Sevenoaks. Borough Green and Wrotham Railway Station is 1.3km from the Site—around three minutes by car, six minutes by bicycle or 19 minutes on foot—and provides regular commuter and regional services to London and destinations across east Kent.
Wider Context

Site History

  • Tonbridge and Malling Borough Council granted planning permission for a golf driving range, including new access from Borough Green Road. We believe that the permission remains valid, and the proposed residential development would use the same access point.
  • The Site has been promoted for residential development through the Council’s Call for Sites process, and planning officers attended an on-site pre-application meeting in summer 2026.
